Prospective clients may view an Architect as a provider of "plans" or
drawings.   What I actually provide is a service, namely, to guide the
homeowner through the remodeling process, from the embryonic stages of design
through the completion of construction.   My practice is devoted to
homeowners who wish to remodel or expand their homes, and I focus my efforts
on finding elegant yet functional design solutions that meet my client's
needs, hopes, and budgets.  

Summary of services for a typical residential remodeling project follows -
 

Design Phase
a. Detailed discussion with Homeowner of project ideas, space requirements, 
design tastes, budget, etc.  (programming).
 b. Analysis of existing house, including measuring/investigative effort to
produce existing conditions drawings.  Zoning/regulatory analysis.
 c. Preliminary design drawings, usually floor plans and elevations in sketch
form.
 d. Preliminary cost estimate to identify a realistic construction budget.

 Construction Drawings Phase
 a. Produce detailed construction drawings based on preliminaries.   These
drawings are used to obtain bids from qualified general contractors, to
obtain a building permit, and to actually build the project.  A typical set
of residential remodeling construction drawings includes a demolition plan,
floor plans, sections, exterior elevations, structural framing plans, various
details, electrical plans, and specifications.  This phase includes
discussion of products, materials, finishes, detailing and similar aspects of
the project.

Bidding and Negotiation Phase
 a. Identify qualified General Contractors to submit proposals to build the
project, usually in a competitive bidding environment, but occasionally
through a negotiated process.  Often these Contractors are within my network
of "regulars", some of whom have built numerous projects for me going back
over ten years.
 b.  Assist in final Contractor selection and draw up a construction
contract, including start/completion dates, and a payment schedule.

Construction Administration Phase
 a. Site visits on an as needed basis to observe the construction in progress.
 b. Review Contractor's request for payments.
 c. General coordination during construction with Homeowner and Contractor.
 d. Project close-out including final punch-list walk-through.
